How much is the hourly rate for caretaking?

HPS charges $60/hr for Property Manager labor. We publish all trade labor rates annually, as we like to be transparent and believe that customers should never be surprised by any invoice.

What is your availablility?

HPS is available 365 days per year for all your vacation home needs. Each property is assigned a Primary Property Manager and a Secondary Property Manager. We also have a contingency Property Manager on call out of business hours and numerous emergency vendors available to respond 'round the clock 365 days of the year. Our security service also offers 24/7 alarm response.

How much does it cost?

This depends on scope of services and property size and sophistication. HPS generates a fully line-itemized annual estimate for all recurring care and maintenance services (e.g. house watching, pool care, pest control, preventative maintenance, cleaning, landscaping etc.), so our clients have a very good idea of how much they will spend on recurring services.

Do you charge a Management Fee?

HPS differentiates ourselves from the competition by NOT CHARGING A MANAGEMENT FEE ON ANY ROUTINE CARE AND MAINTENANCE (e.g. pool care, pest control, preventative maintenance, cleaning, landscaping, caretaking etc.). Such services comprise our annual estimate. We do charge a 15% Management Fee on "non-routine" jobs

Do you provide a warranty?

Yes, the buck stops with HPS - we warranty all service we manage/bill directly. This is a valuable benefit to owners, as they only have to deal with HPS and it's always in our interests to make sure our client's are 100% satisfied, given our ongoing relationships.

Do you manage rentals/tenants?

Yes. About 30-40% of our customers have short-term tenants during summer, generating income and subsidizing/covering ownership costs.

Do you provide handyman services?

A9:

Yes, we have a full time handyman who is talented and completes all manner of tasks including but not limited to painting, carpentry, gate/fence repairs, powerwashing, punch lists etc.

How much do you charge for a "Property Review" (inspection)?

Property Review pricing starts at $65ea and includes an exhaustive checklist, bespoke comments and images. A digital report is sent at the end of each review.

How often do you inspect properties?

Property Reviews are scheduled in accordance with owner's preferences. Balancing prudence with economy, the typical schedule is weekly in winter and every two weeks, April thru October.

What is on the inspection checklist?

There are various checklists depending on the time of year and nature of the property. Please call the office to request a sample of our Property Review report and to discuss your needs (631 259 3957).

How does your billing system work?

HPS invoices in arrears, the final week of each month. We rigorously reconcile all vendor invoices and consolidate on one monthly bill.

What is a "routine" service?

A14:

A recurring service which can be priced and scheduled annually. Such services are fully line itemized in our Annual Estimate and include caretaking, pest control, house and utility maintenance, pool care, landscape services and irrigation care. HPS does not charge a Management Fee on any 'routine' services.

What is a "Non-routine" service?

A15:

Those services which cannot be easily predicted in advance and occur 'as required' e.g. liaisons (coordinating and providing access/review on site to vendors), emergency services, repair or construction/improvement projects, painting, plumbing, carpentry, electrical, masonry, audio video etc. Such services are completed only with your explicit authorization. HPS adds the MAF of 15% to "non-routine" services (excluding Property Manager labor AND liaisons). And if you don't want to pay the management fee, you always have the option of managing and paying a non-HPS vendor directly.

Is it expensive?

HPS does not charge any management premium on 'routine' services, so our clients pay fair market value. We are also willing to leverage 3rd party estimates (for both routine and non-routine services) for price matching.

Are you insured?

Yes, HPS is insured to the requirements of New York State law. We also verify that all of our vendors have worker’s comp and appropriate general liability coverage.

How much does “House Watching” cost and how often will you visit?

Property Reviews start at $65ea and we will tailor a prudent schedule around your property and preferences. Most commonly, owners opt for weekly Winter Property Reviews and every two weeks for Summer Property Reviews.
